PLANNING AND COMMUNITY DEVELOPMENT


           Mission Statement
           Promote  the  health,  safety,  welfare,  and  the  orderly  growth  and  development  of  the  City  while
           encouraging neighborhood vitality and livability, striving to bring growth that contributes to the tax
           base, expands job opportunities, and increases economic development opportunities.  Provide quality
           services  to  all  members  of  the  community  by  providing  permitting,  inspections,  transportation
           planning, and land use planning assistance.  The mission of the Department is to promote a positive
           City image through preservation/enhancement of property values within the City.

           Accomplishments of FY2018

           Mitigated  and facilitated  the following  significant  development process  through platting and/or
           permitting:
               ✓  Grand on Beach, new 304-unit multi-family complex located at 4100 Northern Cross Boulevard,
                  valued $18.7M.
               ✓  Holiday Inn Express & Suites, new 66,624 sf 4-story hotel located at 5040 NE Loop 820 valued
                  $12.5M.
               ✓  Wilbarger, new commercial building at 1901 Carson and new office/warehouse buildings at
                  5920 Lower Birdville, 5940 Lower Birdville and 5960 Lower Birdville valued over $3.9M.
               ✓  Life Storage, demolition of existing and new build of storage facility at 4820 Western Center
                  Boulevard valued $3.8M.
               ✓  Tyson, remodel Phase 2 Freeze Replace & I-Wrap Automation at 3900 Meacham Boulevard,
                  valued over $3.4M.
               ✓  Gene Snow Properties, addition at 6300 Midway Road, valued $1.5M.
               ✓  Victory Life Pentacostal Church, new 5980 sf building at 5180 Western Center, valued $598K.
               ✓  Pantheon  Construction,  new  8000sf  office/warehouse  at  5850  Huddleston  Street,  valued
                  $550K.
               ✓  Griff's, restaurant remodel at 5525 East Belknap Street, valued $500K.
               ✓  Angel  Food  Mart,  new  convenience  store/gas  station  at  3500  North  Beach  Street,  valued
                  $480K.
               ✓  Huddle  House,  new  2811sf  restaurant  with  4688sf  convenience  store/gas  station  at  4900
                  Western Center Boulevard, valued $400K.
               ✓  DFW Glazing, remodel at 4308 Clay Avenue, valued $325K.
               ✓  Fort Worth Lite & Barricade, redevelopment at 2822 North Beach Street, valued over $305K.
               ✓  La Unica, new 3500 sf commercial building for meat market at 4300 Broadway Avenue, valued
                  $250K.
               ✓  Gemaire Distributors, remodel at 6500-200 Midway Road, valued $118K.
               ✓  Fathom, remodel at 5417 Stanley Keller, valued $95K

           Objectives for FY 2019

               ➢  Maximize the economic benefits of projects throughout the City by capitalizing on the City’s
                  strategic location in the DFW metropolitan area.
               ➢  Continue to facilitate CLUP amendments as necessary until a funding source is identified for a
                  new comprehensive plan.
               ➢  Ensure that the minimum standards of each adopted code and ordinance are met for new and
                  renovated structures, while conducting complete initial plan reviews of all submittals in a timely
                  manner.
               ➢  Exceptional customer service responding to inspection requests within 24 hours.
