DEPARTMENT OUTLINE: COMMUNITY DEVELOPMENT

               The function of this department is to enhance the quality of life for the citizens of Kennedale by encouraging
               quality growth, development, and redevelopment through planning, use of development regulations, and
               enforcement of building and construction codes to ensure the safe and lawful use of buildings and

               properties, thereby safeguarding each resident's health and welfare and the stability of our neighborhoods.

                      Processed 407 permits, 738 code compliance cases, 7 BOA cases, 20 P&Z cases
                      Hilltop subdivision complete

                      Infrastructure for Oak’s Court largely complete
                      Infrastructure for Magnolia Hills underway

                      Process for setting up and transferring data to new permits software is 90% complete
                      Completed review and modification of all permit applications

                      Modification of fee structure to help cover permitting costs
                      Stakeholder meetings held and concepts developed for 3 areas of Greenways project

                      Established new contractor for plan review and inspections
                      New developments approved: Oak’s Court, Kennedale Townhomes, Emerald Crest, The
                       Cardinal, The Moderno, 5869 Eden residential development, Vaquero development
                      Ordinance modifications to facilitate development: new Multi-Family regulations, new R4
                       zoning category, new Townhome category, setback modification for R3 and R4, height
                       modification for OT3 and OT4
                      Safe Routes to School (SRTS) application completed and submitted

                      Completed interactive GIS mapping system for internal use and for the public
                S H O R T - T E R M   G O A L S
                      Continue as staff liaison for Planning & Zoning (P&Z) Commission, Board of Adjustment
                       (BOA)/Building Board of Appeals (BBA), and Economic Development Corporation (EDC)
                      Proactively providing education and seeking code compliance to beautify the City

                      Establish funding with NCTCOG for Safe Routes to School (SRTS)
                      Continue to work with City Council and EDC on economic development strategies and
                       projects
                      Put policies/ordinances in place to pave the way for positive infill development

                      Work with developers and property owners to initiate developments to improve quality of
                       life and increase tax base

                      Continue to provide excellent customer service for all users of Planning and Development
