Of 18,391 property accounts in the City, 11,543 are residential accounts. The remaining 6,848 are
from commercial accounts. Over the past five years, taxable property values have increased by
$800 million dollars from $3.1 billion to $3.9 billion, a 25% increase due primarily to an increase
in property values. Appraisal gains are partially offset by exemptions and tax ceilings offered by
